INCENTIVES AND FUNDING
The savings are the cake. Incentives are the cherry on top.
A well-run building saves money every month on its own: lower bills, less maintenance, equipment that lasts longer, and data that makes every decision easier. Incentives, rebates and low-cost financing then shrink the upfront cost and shorten the payback even further.

CMHC MLI Select: better financing for more efficient buildings.
MLI Select is CMHC's mortgage loan insurance for rental buildings of 5 or more units. Owners earn points for affordability, accessibility and energy efficiency. More points unlock longer amortization, higher leverage and lower insurance premiums.
Where we come in: energy efficiency points must be backed by an energy model or assessment. We model your building, document the savings, and design the upgrade plan that reaches your points target.
Energy efficiency points
| Points | Existing building | New construction |
|---|---|---|
| 20 | 15% lower energy use | 25% better than National Energy Code of Canada for Buildings (NECB), or 20% better than NBC |
| 35 | 25% lower energy use | 50% better than NECB, or 40% better than NBC |
| 50 | 40% lower energy use | 60% better than NECB, or 70% better than NBC |
What the points unlock
- 50 points: amortization up to 40 years; up to 85% loan-to-value (existing) or 95% loan-to-cost (new)
- 70 points: amortization up to 45 years; up to 95% loan-to-value (existing)
- 100 points: amortization up to 50 years, limited recourse
Estimate your points → Energy efficiency counts for up to 50 points; combine it with affordability or accessibility to reach higher tiers. NECB and NBC: National Energy Code for Buildings and National Building Code, Tier 1. Checked October 2026.
HOW WE HANDLE IT
We find them, stack them and secure them.
We find them
Your benchmark and assessment flag every program your building may qualify for.
We stack them
Electricity, gas, municipal and federal programs combined where the rules allow.
We secure them
Pre-approvals before any equipment is bought, applications filed, and the measured-savings reports pay-for-performance programs require.
WHY NOW
The rules and the money both have deadlines.
Ontario buildings of 50,000 sq ft and up report energy and water use. Details.
Toronto buildings from 10,000 to 49,999 sq ft file their first report.
Approval deadline for current Save on Energy project incentives.
DOES MY BUILDING QUALIFY?
Likely yes, if any of these apply.
- Lighting, heating, cooling or controls are more than 10 years old
- You're planning equipment replacements in the next two years
- The building uses natural gas for heating or hot water
- It's in Toronto, or larger than 10,000 sq ft anywhere in Ontario
Important: most programs require approval before equipment is purchased. Talk to us before you sign a quote.

How does CMHC MLI Select relate to energy efficiency?
MLI Select awards up to 50 points for energy efficiency on rental buildings of 5 or more units, for example 15%, 25% or 40% lower energy use in existing buildings. Points unlock longer amortization and higher loan-to-value. An energy model documents the improvement.
