Commercial energy audits in Toronto

A commercial energy audit shows where a building wastes energy and what each fix is worth. In Toronto, an ASHRAE (the widely accepted industry standard) Level 2 audit is usually the one to get: it costs each measure with savings and payback, which is what Enbridge Gas, Save on Energy, lenders and City of Toronto Energy Retrofit Loans expect. Enbridge can pay up to half the audit cost for larger gas users.

For office, retail, condo, rental, industrial and institutional buildings across Toronto, North York, Scarborough and Etobicoke.

What's different about auditing in Toronto

  • Two reporting rules: Ontario Energy and Water Reporting and Benchmarking (EWRB) for buildings of 50,000 sq ft and up, and the City's reporting for 10,000 to 49,999 sq ft, first due July 2, 2027. The audit and the report use the same data, so we do both in one pass. Check which applies.
  • Funding for the audit itself: Enbridge Gas pays up to 50% of eligible assessment costs, to $10,000 for commercial buildings and $20,000 for institutions, for customers using 100,000 m³ of gas a year or more, with pre-approval.
  • Financing for the upgrades: City of Toronto Energy Retrofit Loans can cover the projects the audit finds; the City asks for an ASHRAE Level 2 or equivalent description of the building.
  • A deadline on incentives: current Save on Energy project incentives must be approved by December 31, 2027, before equipment is bought.

How it works

  1. Free benchmark: see how your building ranks against similar GTA buildings in two minutes.
  2. Bills and a short call: we confirm the audit level and the funding, and send a fixed quote.
  3. Funding pre-approval: where Enbridge applies, approval comes before the audit starts.
  4. Site visit and analysis: envelope, heating, cooling, ventilation, hot water, lighting and controls.
  5. Report and next steps: ranked measures, the incentives for each, and the option of Peak Energy's monitoring program to keep the savings.

Common questions

How much does a commercial energy audit cost in Toronto?

Industry estimates run from about $0.05 to $0.15 per sq ft for a Level 1 walk-through and $0.15 to $0.30 per sq ft for a Level 2. We quote a fixed fee after a short call, and Enbridge Gas can pay up to 50% for eligible buildings.

Does my Toronto building have to report energy use?

Buildings of 50,000 sq ft and up report every July 1 under Ontario EWRB. Toronto buildings of 10,000 to 49,999 sq ft file their first report by July 2, 2027 under the City's rules. An audit and reporting use the same data.

How long does an audit take?

A Level 1 usually takes a site visit and a few days of analysis. A Level 2 takes longer, depending on size and the data available, and we agree the timeline in the quote.

Do I need an audit to get incentives?

Not always, but most custom incentives need the savings estimated before equipment is bought, and current Save on Energy project incentives must be approved by December 31, 2027. An audit is the quickest way to get that estimate.
