What you get
A Level 2 audit, the "energy survey and analysis" in ASHRAE Standard 211, goes system by system and puts a number on every recommendation.
End-use breakdown
How much energy goes to heating, cooling, ventilation, hot water, lighting, plug loads and other uses.
Energy conservation measures
Each measure with estimated energy and cost savings, implementation cost and simple payback.
Incentive mapping
Which measures qualify for Save on Energy, Enbridge Gas, City of Toronto and federal programs.
Capital plan input
A ranked list your board, lender or reserve fund planner can use directly.
Systems we survey
- Building envelope: windows, walls, roof, air leakage
- Heating plant, boilers, rooftop units and heat pumps
- Cooling: chillers, cooling towers, split and packaged systems
- Ventilation, make-up air and exhaust, including garage exhaust
- Domestic hot water
- Lighting and lighting controls
- Building automation, schedules and set points
- Plug and process loads
Where a Level 2 is required or expected
| Program | How the audit is used |
|---|---|
| Toronto Energy Retrofit Loans | The City asks for a description of the existing facility at ASHRAE Level 2 or equivalent, plus a feasibility study by a qualified third party such as a P.Eng or Certified Energy Manager. |
| Enbridge Gas Custom Retrofit | Measure-by-measure natural gas savings support the pre-approval application. |
| Save on Energy Retrofit Program | Electricity savings estimates for lighting, HVAC (heating, ventilation and air conditioning), controls and equipment projects. |
| CMHC MLI Select | A credible baseline and target for energy efficiency points on rental buildings. |
What we need from you
- 12 to 24 months of utility bills, or authorization to request them
- Floor plans or drawings, and a list of major equipment if you have one
- Access for one to two site visits with your operator
- Building automation access or trend data, where available
What affects the price
Building size, the number and complexity of mechanical systems, how many buildings are in scope, and how much data is already organized. We quote a fixed fee after a short call and a look at your utility data. If your building reports under Energy and Water Reporting and Benchmarking (EWRB), that data usually gives us a head start.
