COST GUIDE
How much does a home energy assessment cost in Ontario?
The short answer is $600 to $1,000 for the two evaluations most programs need, and often most of it comes back as a rebate. Here is how it works.
THE SHORT ANSWER
- $600 to $1,000 for the pre- and post-retrofit EnerGuide evaluations together, according to Natural Resources Canada.
- $600 back from Ontario's Home Renovation Savings Program when you complete a bundle of two or more eligible upgrades.
- Not always needed: heat pump rebates and the federal National Heat Pump Rebate don't require one.
What you pay for
Most programs need two visits: one before you renovate, and one after to confirm the work. Each includes a blower door test, an inspection from basement to attic, and an energy model. You get an EnerGuide rating and a renovation upgrade report after the first visit, and a new rating after the second.
| Typical cost | What you get | |
|---|---|---|
| Pre- and post-retrofit evaluations together | $600 to $1,000 | Two EnerGuide ratings, blower door tests, renovation report |
| Home Renovation Savings assessment rebate | −$600 | Paid after a completed bundle |
| Your net cost with a bundle | About $0 to $400 | Plus the upgrade rebates the assessment unlocks |

When the assessment pays for itself
The assessment unlocks rebates you can't get without it:
- Insulation: up to $7,700 in a bundle (versus $1,250 for attic insulation alone)
- ENERGY STAR windows and doors: $100 per opening
- Air sealing: up to $250; heat pump water heater: $500
- Durham Greener Homes: up to $5,000 (plus up to $5,000 more in Whitby) for a 50% energy reduction
- Toronto HELP financing for most projects
Planning insulation and windows together? The assessment is almost always worth it. Try the rebate estimator to see the difference.
When you can skip it
- A heat pump on its own: Home Renovation Savings pays up to $7,500 without an assessment
- The National Heat Pump Rebate: no energy audit required
- Toronto HELP heat pump-only or solar-only projects
- Rooftop solar and batteries, attic insulation alone, smart thermostats, appliances
Even then, a heat loss calculation is worth having so the heat pump is sized for your home.
