Reducing air leakages through the building envelope serves to reduce energy costs and will make your home more comfortable by eliminating cold drafts. This requires caulking and sealing air leaks, windows, widow trim, doors, and other areas noted during the home evaluation. By draft proofing your home, you will better be able to control the amount of ventilation through your home and where it enters your home.

We suggest that you review your Homeowner Information Sheet “Airtightness” section to see the results of your blower door test. Compare your results to what is normal for your home.

This will better help you understand how much you may be able to improve by. If you are approaching a well-sealed home, we suggest that you add some mechanical ventilation to your home, i.e. 3.5 or less ACH and if you do not already have an HRV, the best way to add ventilation is with an HRV (Heat Recovery Ventilator). Heat recovery ventilators improve indoor air quality, save on ventilation costs and make the home more comfortable.

 

Due to stack effect, it is always recommended that the upper level of your home, i.e. 2nd floor windows, ceiling penetrations, be the first items draft proofed as this is where the majority of your exfiltration will happen.

Remember that by draft proofing the home, it is likely to increase the relative humidity of your home and it may prove necessary to add extra ventilation or use the ventilation systems you already have in your home.

Through the Home Efficiency Rebate Plus Program, a rebate between $725 and $1,300 is available for improving the airtightness of your home based on the level achieved. This is one of the most cost-effective energy-savings measures you can undertake. 


An air-sealing rebate is available if the airtightness of your home is improved to achieve or exceed the air change rate target proposed above. 

In some instances, performing air sealing may result in inadequate ventilation, which may be detrimental to the house and its occupants. A balanced mechanical ventilation system such as a heat recovery ventilator (HRV) or energy recovery ventilator (ERV) may help to address these concerns. Please seek additional information from your energy advisor and a qualified ventilation contractor.
